Water beneath floorboards: what happens next?

Understand concealed routes and the practicalities of access.

WE FIND LEAKS · 2 MIN READ

A floor void can carry water sideways

The first visible wet edge may be separated from the pipe defect by a joist, a slope or a concealed route. Hot and cold feeds and heating pipes may share the same void. Identify the system evidence before choosing where to open.

Existing access may help

Service hatches and removable panels can offer a useful view, although obstructions still limit inspection. Drawings and photographs from previous work may establish routes. Do not cut boards or insert tools into an unfamiliar void; electrical services and other hazards may be present.

Plan what follows the pipe repair

A repaired connection does not instantly dry timber or restore damaged finishes. Ask what was tested, which plumbing was repaired and what observations suggest further remedial assessment. Reinstatement and drying are outside our agreed residential plumbing package.

Keep these points in mind

  • Describe the floor covering and construction
  • Identify existing safe access
  • Keep the repair and restoration scope separate

This guide provides general preparation information. The right investigation depends on the property, its systems and the evidence available. For active flooding, electrical danger or an unsafe ceiling, seek urgent appropriate help rather than waiting for a routine appointment.
