Trace back from the affected area
We review the timing and compare available access in the rooms above and below. Moisture readings, visual checks and suitable pipe tests can help focus the investigation. The location of any opening is discussed with attention to both repair access and the condition of the ceiling.
What to prepare
Photographs and a record of bathroom, appliance or heating use can be useful. Arrange access to the dwelling above if another owner or occupier controls it.
Scope matters
Keep away from a bulging ceiling or water near electrical fittings. A leaking roof, unsafe ceiling or electrical hazard may need immediate help outside a routine plumbing visit.
Detection through to the plumbing repair
For agreed residential work, the £1,345 package connects specialist investigation with the plumbing repair. It includes detection and tracing, necessary access or excavation, parts and materials, suitable post-repair testing and a Trace & Access report. A 12-month workmanship warranty applies to the repair.
The £100 booking deposit is deducted from the total, leaving £1,245. Applicable tax is included. Decorative and remedial reinstatement, including restoring floors, plaster, paving and other finishes, is excluded. Commercial work is quoted separately. Choosing the right method
One method that may be considered is borescope inspection. Use a compact camera to inspect a suitable accessible void. The engineer selects the approach for the actual installation; no specific instrument is promised for every visit.
