Start with the property and the people
A leak in a managed building can involve residents, leaseholders, caretakers and contractors. The source may be outside the first affected dwelling. Planning the available access and identifying the system boundary can prevent an incomplete investigation.
Connect access, authority and evidence
Provide the relevant floor plans, service routes and prior reports. Name a contact who can arrange entry and approve an interruption where necessary. The scope can then identify which areas and systems are included, how findings should be reported and how repairs will be authorised.
Before arranging a visit
- Arrange access to affected and potentially connected areas
- Identify control of communal isolation points
- Agree the report recipient and repair approval route
Block-wide and communal work is assessed individually and may require a commercial quotation. The domestic price is not a blanket rate for an entire managed site.
From the enquiry to the report
The enquiry establishes the address, symptoms and authority to arrange work. The scope and appointment are agreed before any deposit. Detection findings guide the proposed access, then the agreed plumbing is repaired and checked appropriately. A written Trace & Access report records the relevant findings and work.
Communal and commercial instructions are quoted separately. The report requirements and practical arrangements should be included when defining the project.
